Kirby Drive. Loop 610 and US 59 (Southwest Freeway) are minutes away from West University. Although it may seem it is smack dab in the middle of everything, the city has actually remained a quiet residential enclave over the years, thanks to its deed restrictions and zoning ordinances. Covering just a 2-square mile area, West University is a relatively small city within the Houston-The Woodlands-Sugar Land metropolitan area. Nicknamed "The Neighborhood City", it is made up of 26 blocks. The homes here are mostly single- family dwellings on mid-sized lots. Some of the area's original homes from the 1920s and 1930s have been renovated, but most have since been replaced with two-story custom- built homes. Lot sizes range from 5,000- 11,000 square feet typically with homes falling between 2,000-5,000 square feet. On these quiet tree lined streets you'll find traditional, Colonial, Contemporary, and other architectural styles as well as some of the area's original bungalows, recently remodeled homes, and an abundance of beautiful new and recent construction. With a median home price of over $1M (and new construction constantly selling over $2M), West University is consistently ranked as one of the best and most affluent and expensive neighborhoods in Houston. West U also has one of the best five and ten year appreciation rates of any neighborhood in Houston, all while retaining a sense of community, top ranked schools and security. In fact West University has its own police force, which boasts that they have "one of the best crime rates in all of Houston." Come, let's check out this crown jewel of Houston. Get Outdoors B ird watching, team sports or relaxing bike rides can all be had in the cities many parks and green spaces. Colonial Park features a playground, a picnic area, tennis courts, a pavilion, a walking path, and a sand volleyball court spread over 3 acres. It also offers a recreational center as well as a pool.
