E arly spring through late summer are the prime rental months in almost every city. There are more rentals on the market to choose from during this time, but also more folks looking to rent i.e. more competition. I recently had a 447 square foot cottage for rent in Phin- ney Ridge that received an overwhelming response. Last year when I rented it for the first time I priced it at $1,325. There were not any real comparables out there to base my pricing on as the property was so unique so I took a wild (yet educated) guess and listed it at $1,325. Last year I had 35 showings in one day and 12 appli- cations. Now, a year later, the current ten- ants are moving back East to attend medi- cal school and once again I was facing the daunting task of listing this property and figuring out a fair price. From the response I received last time it was clearly under priced. This time I listed it for $1,450. and again was bombarded with interest. I ended up getting 15 applications in on this cottage and showing it to more than 54 people over two weeks. There were some people who applied and then just dropped off, didn't return emails or calls, never to be heard from again. I found this odd since the application costs $41 and their credit is pulled, so I would have thought that they were serious.
